Majorca airports show decrease in passengers

Monday, December 15th, 2008

THE number of passengers travelling through airports in the Balearic Islands has dropped by two percent.
Over 29 million travellers passed through the region’s three airports from January to November. This was a slight drop from 29.7 million the previous year.

Palma’s Son Sant Joan Airport handled 22 million passengers, but this was down by 1.3 percent on the previous year.
However, it was still the busiest airport in Spain, with more passengers than either Madrid’s Barajas or Barcelona’s El Prat airports. International journeys accounted for 16.1 million of the total number with 5.8 million travelling on domestic routes.

The airport in Ibiza handled 4.5 million passengers, a drop of 2.3 percent on the previous year. Almost 2.5 million of these were passengers travelling overseas.

In Minorca, more than 2.5 million travellers passed through the airport during the same period, with 1.3 million on international journeys. This was a decrease of six percent on the previous year

Mallorca property market still on the up

Friday, October 31st, 2008

Yes, the mid-range market on Mallorca is being squeezed by the global credit crisis - but high-end properties with high - end prices are still in demand.
In April this year, there was actually a slight increase in British buyers. It seems that they’ve ‘accepted’ the sterling-euro exchange situation for the moment and are not waiting to see - as they were back in January - if the pound will recover.”

The good news for Mallorca, however, is that it hasn’t had the uncontrolled over-building we’ve seen in recent years in areas of the mainland. Planning regulations are being implemented more strictly than ever before. And so the high-end market, as we’ve heard, still has demand exceeding supply, particularly when it comes to beach-front and frontline golf properties.
But when it comes to handing over hard cash, it’s in an economic downturn that the truth of the old property adage hits home: better to buy the worst house on a desirable road, than the best house on a less-desirable road. In other words, designer brands may be more expensive - but in the end, they’re better value!

It is easy to see why Mallorca is a favourite with overseas homebuyers.
The property market on the largest Balearic island is still booming with super rich buyers from France, Ireland, Russia, Sweden and Eastern European countries dominating the top end of the market. Most property professionals agree that business has been healthy, with steady requests for the two bed, two bath apartment, preferably with sea view. The top end of the market has been flying high with the best high end properties being snapped up before even making photograph stage, let alone to agency websites.
Agents report that business in 2007 was even better than in 2006 despite the US and European credit crunches and worries over Spain’s property market. Despite the anxiety surrounding other parts of Spain at the moment Mallorca is still a very safe investment. Property prices are pretty much guaranteed to remain steady due to the fact there is limited land available, a newly elected regional government in the Balearics has suggested it will limit building, so any existing properties on the island will be in high demand, but this simply makes Mallorca more exclusive, pushing up prices as supply falls further behind demand.
Spain’s pain has been Mallorca’s gain these past few years. Not only because wealthy international property-hunters who might previously have bought in ’the Costas’ have been diverting en masse to the jewel of the Balearics, but because the Mallorcan authorities have managed to steer the island away from the crass over-development that has scarred so much of southern Spain.

Tourism is Mallorca’s life-blood, but with 95% of holidaymakers concentrated in only 5% of its territory, up market tourists of the residential kind have plenty of room to spread their wings in less-developed areas of this elegant island. Meanwhile, massive current and future investment in Mallorca’s road, marina and golf infrastructure can only enhance the island’s status as one of Europe’s safest and most rewarding overseas-property destinations, where, in the past decade, average house prices have grown twice as fast as those on the mainland.
Catherine Zeta-Jones and Michael Douglas are well-known holiday-home owners on Mallorca, near neighbours include Andrew Lloyd Webber, PR guru Lynne Franks, Boris Becker, Claudia Schiffer, Michael Schumacher, The Norwegian and Spanish royal families to name but a few.

With super-rich buyers from France, Ireland, Russia and Sweden now homing in on a market traditionally dominated by Britons and Germans, Mallorca’s leading international agents are in expansive mood. Convinced that the momentum at the top end of the market is now ’unstoppable.’

Demand for designer properties defies downturn in Mallorca

The Mallorcan property market has been booming in recent years and is one of the healthiest in Europe. With strict building regulations in force to prevent over development, it is expected that prices will continue to rise and when taken into account with the buoyant holiday rental market on the island, Mallorcan property can be considered to be an excellent investment.

Buyers keen to escape the grey UK for a new life in sunny Mallorca are being urged to move quickly, following news that prices on the Balearic Islands have soared by a staggering 15.26% in the last 12 months, according to Spain´s largest newspaper, El Mundo.
Demand from all over Europe for properties on Mallorca has resulted in a limit to the new land available, pushing prices up.

Majorca Estate Agent

Mallorca Real Estate Agents

Planning on buying real estate in Majorca? A Majorca real estate agent can help you find the property of your dreams. The island of Majorca has much to offer in terms of real estate. Whether you are looking for an apartment, flat,  finca, or business property, your agent can assist you in locating a property that is right for you. A real estate agent can save you time and hassle by only showing you properties that are within your specified price range.

New and inexperienced homebuyers often have trouble deciding whether to purchase a new or resale property. An agent can explain to you the advantages and disadvantages between purchasing resale or new (off-sale) properties. There are different requirements for purchasing a new or resale property. They can educate you on what type of property will best fit your budget and lifestyle. If you have never visited the island of Majorca or have little knowledge of the area, they can show you what types of property the different towns in Majorca have to offer.

Location is an important factor when purchasing real estate. A real estate agent can explain to you how big a factor location is when determining the asking price of a real estate property. A large villa by the coast will be much more expensive then the same villa located farther inland on the island of Majorca. If privacy and space are important to you, a Majorca real estate agent can show you the available fincas currently for sale. There are different styles of real estate properties located on the island.

A Majorca real estate agent can educate you about the different types of architectural design located on the island. If you are looking for an older more traditional real estate property in Majorca, the town of Palma may be a good area to start looking. A Majorca real estate agent has valuable information regarding any building restrictions for homes on the island. For example, if you want to build a spacious three-story villa by the sea, they can inform you on what areas will give permission to build this type of real estate property.

Certified Majorca Real Estate Agent

Choosing a certified Majorca real estate agent can make the home buying process a more pleasant and hassle free experience. In the past only certified agents were allowed to sale real estate in Majorca. This requirement has since changed but you are still better off seeking the assistance of a certified Majorca real estate agent. There are two different types of real estate agent certifications in Spain, the GIPE and the API. Of the two, the API is the more prestigious certification and is recognized as a sign of commitment to excellence by the Majorca real estate agent.

Mallorca Southwest

Southwest of Mallorca from Palma to Puerto Andratx

Ranking top in all of Spain for quality of life and among the top four European cities, it is no wonder that Palma de Mallorca is such a popular place to set up home. A thriving local community with a strong Mallorcan identity lives alongside an ever-growing international population.
The city offers many different kinds of area and property. The prestigious Old Town (Casc Antic) and Santa Catalina have arguably the most charming districts and architecture on offer. Organised walking tours offer the opportunity to pass by a selection of the renowned little palaces with their elegant interior patios, so beloved of photographers.
The area along the seafront, the Paseo Marítimo, is the natural home for the jet-set, with its luxury apartments; fast pace of life and proximity to the marina and Port.

It may generally be said that the most developed areas, or the most mature developments, are in the Southwest, extending beyond Palma into the Palmanova and Portals Nous areas. These tend to be the most strongly English-speaking areas and offer a range if International English Schools, as well as a French and German school. Flanking the Bay of Palma to the West are the equally well-developed areas of Arenal, and cheap and cheerful Magalluf perhaps the best-known of the resort areas.
Some of the most spectacular properties are between these areas and the City of Palma, with Portixol and the fishing village Molinar offering an especially charming prospect Bendinat, with its stunning golf course and properties.
Santa Ponsa offers a multitude of golf properties; semi-detached houses or apartments in well-kept communities directly off the golf courses. The new developments in the quiet urbanisations between Nova Santa Ponsa and El Toro offer detached houses, beautiful communities and luxury villas, most built in the hills with splendid sea views with south orientation. The demand for plots in these urbanisations has clearly risen during the last two years and the existing plots between properties are vanishing quickly. If you would like to build your dream home here, best not to wait. In Sol de Mallorca the picture is very much the same, with demand for plots and properties rising quickly. Generally speaking, the urbanisations in this area have developed into exclusive village locations with an excellent quality/price ratio.
Nova Santa Ponsa, with its internationally recognised 18–hole course, has tended to be the area of choice for golf lovers and the fashionable, where traditional farmhouses stand alongside avant-guard, exclusive villas and palaces. Within ten minutes of this course there are three more available at Poniente, upmarket Bendinat and Camp de Mar (Andratx).
Port Adriano yachting harbour and marina is situated in the El Toro area close to Santa Ponça. The new extension of the facilities, by 85 moorings, has brought with it a new sailing school and improvements to the adjacent beach, transforming the zone into a glittering showcase of elegance.

Eastwards of the rocky Andratx shore, the coastline becomes softer, with fine sandy beaches and tourist enclaves, such as Paguera, Costa de la Calma and Santa Ponsa.

Andratx The township of Andratx is in the westernmost part of the island, at the end of the Serra de Tramuntana mountain range. It is a coastal area with small coves (calas), abrupt cliffs and four small islands, of which the largest is Dragonera. The interior of the region is comprised of valleys and is bounded to the north-west by the township of Estellencs and to the east by Calvia, while the rest of the region is bounded by the sea. Historic and symbolic town, it offers different and monumental sites to visit. Quite place of living and residency, it has also remains of traditional folkloric gastronomy and festivities
